    Great move. We watched a neighbor's house burn. Military post. Residents were working on a vintage car in the garage and had a big fuel leak. Fumes accumulated. They realized the danger and decided to push the car out of the garage. Unfortunately they needed to unlock the steering wheel, so turned the key to "on." WHOMP. I heard that terrifying sound inside our place. Whole family badly scorched and immediately medevac'ed to a burn center. So sad. Our house was in danger, but the fire department arrived at the quick time and hosed us down.

    With you installing the Fire sprinkler system I was curious as to where you were located as per Cold Winter Temps and water in the lines . Pex is strong but ICE is mightier ! The heads may be the achilles heal , the week point .I had a outside electrical plug that was not caulked and the winter wind blew thru enough to freeze a water pie and flood my laundry room . The glass temp bulb may frost and pop , be cautious the the cold as well as peak heat temps.

      We get cold winters but there's a good bit of Rockwool over top all the piping and components, and the heads/elbows are basically exposed to conditioned air within their airtight boxes. We should be good 👍🏻

    Should the sheets run the opposite way of stud framing. So as to rack the house and keep it from racking in The wind? Maybe don't care but when I framed homes we had to do that way.

    You are doing exactly what I did (sort of).. For less than $500 I kitted out my 3600sqft house with sprinklers. I did a 1" Trunk off my bladder tank (80psi) with 3/4" loops for each floor and 1/2" takeoffs all in Pex A with flush mount sprinklers (24 in total). Talk to your insurance company, they usually give you a nice discount for having it in your home. I would add a 80+ gallon bladder tank inline incase you lose power with the pump to get a few minutes of run time..

      @@MasonDixonAcres I HATE CPVC.. I do everything in PexA.. I would really suggest that you invest into the PexA system for your next build.. The fittings out flow the PexB up to 60%, so you almost get the same flow rate out of 3/4" PexA as you would 1" PexB.

I feel like the flow rate difference is overstated though when the most restriction ends up being at the fixture anyway.       @@MasonDixonAcres I piped my whole house in Pex B then redid it all in Pex A and it was a noticeable difference. I think I mention it before in another one of your videos, but I am a principal piping Engineer, so I have a bit of salt in the game too..

      @@MasonDixonAcres PS just watched that video and they should have shown multiple fixtures operating at once since the test is limited by a low flow fixture.. That is where you will find the issues. Running a shower, dishwasher and maybe doing a load of laundry.. Also note those fittings they show are slightly larger than your typical PexB fittings, which is fine, but they should really mention that since that is the issue at hand.. PSS those viega fittings are more expensive than upanor ones in the same size per supplyhouse (I actually buy bulk fittings from menards for half of that price)..

    I have 2007 Hardie (not asbestos) on my house. I now have a second house where the outside needs remediated removal, that why I’m here. My main concern with Hardie is calcium silicate dust possibly being a hazmat removal in the future. I believe California already considers non asbestos Hardie to be hazmat removal. I’m certainly leaning towards LP because of this. Does anybody have any thoughts on this?

    Great video and it led to some questions for me. We have a second home in upstate NY and I can't imagine how much damage a fire could do while we are way, we are surrounded by forest. At the same time, 2 years ago we had significant flood damage due to a frozen pipe that was covered by insurance but was a huge headache to correct. Since the house runs on forced air, we shut the water down when we are away. It would seem to me, even if the sprinkler system has an independent source of water, you introduce the risk of a failure leading to flooding. I know there are devices that can shut off the water flow automatically but I am wondering how it could distinguish between failure and fire. Maybe I need to watch part 2! Donated to FD.

      Much appreciated!! There isn't a way for the pump to distinguish between a leak or a head going off, it will be run by an on/off pressure switch. You can also use a flow switch which might work if it's a small leak, if the flow isn't high enough the pump won't activate. A leak from a bad crimp was definitely one of my biggest fears while running the piping, you'll see more in part 2 😉 I'd say if you have to let the house get below freezing, the pipes need to be emptied or mix in propylene glycol with the water. There are also dry sprinkler systems for sprinklers in outdoor areas (stadiums, loading docks, etc.) which only contain air in the pipes, but this is very uncommon for residential and way more complex and expensive.

    Wonderful timeliness on the video (for me!). I have been trying to figure out how I was going to deal with access and size of a loft area, and the code allows more leeway if the whole house is covered by fire sprinklers. I had assumed they would be much much more expensive - I will have to take a close look at how they'd fit in my build.

      Glad it got ya at the right time. Our inspector actually told us with the sprinklers we didn't need drywall between the garage & living space, which obviously is still going in but there are definitely some code relaxations with fire protection. I'd definitely recommend looking into it, it was neither difficult nor expensive in the grand scheme of the project and gives us a lot of peace of mind

    I'm not trying to pour salt on the wound, but this is why licensed GCs bill for project management on subs. Yes, this team probably does exceptional work for your friend who's a GC, but the GC is likely a presence on the site, keeping the subs in check and ensuring the right amount of concrete is ordered and delivered on the day of the pour. I'm a GC in the Colorado mountains, and if I'm not on top of my subs, they do what they need to do to get in and out, not necessarily what they should be doing to make the job memorable (not all, but there are definitely certain characters). Sorry you had this experience.

      Actually we ran into him at HD a couple weeks after this pour and he had fired them since the last job also 😆 he was never onsite for most of their pours, but he does put the flooring down himself and could slide a 1" drill but under a 6' level in several areas on a 30x40 slab. Some of our subs have been fantastic with little to no oversight needed - laying CMU, well drilling & pump install, roofing. But definitely not always the case, that's why we do it ourselves if at all possible

    Residential fire sprinklers sole purpose is NOT to save the property, it is to save lives. Period. In a house fire, you have 2-3 minutes to escape before flashover occurs. This is when superheated gases become trapped in a space and combust. In installing sprinklers the purpose is to cool the superheated gases to give you more time to escape. The results through speak volumes. 90% of the homes are saved and the fire is contained to 1 sprinkler head going off. All homes in America by code should have sprinklers, but you can blame the big home builder lobbies for continuing to block that code in each state. FL is actually getting a lot of traction now and will probably be the 3rd state to adopt this ordinance. PEX is not the best solution for sprinklers lines because it does burn, but it is hidden between a 30 minute 1/2” gypsum fire rated assembly. State codes don’t manidate what piping material choice to be used because of this. CPVC does perfomuch better though.

      Thanks for all the info! I feel like the fire resistance claim of orange CPVC vs PEX is more a marketing claim than anything else. In the real world, if the fire is so severe that the sprinkler pipes are actually at risk of melting and bursting... you've probably got bigger problems that a sprinkler isn't going to solve anyway 😅

    My wife and I are building a house in CA, and yes, we are required even as owner builders, to install fire sprinklers. I have been grumbling about this requirement because the fire safety we CARE about is all about the wildfires OUTSIDE the home - so James Hardie and Rockwool all the way! This video has helped me decide that maybe ITS OK to be required to do this ;) Interesting tidbit - Manufactured homes in CA are not mandated to have them, just stick built.

      Haha very true if we were in true wildfire country I’d probably be putting some roof sprinklers on in addition to the indoor sprinklers. We’re lucky we are in an area that doesn’t get much in the way of natural disasters, just smaller tornadoes. One day you may thank yourself for putting in the indoor sprinklers! (But hopefully not) That is odd that manufactured homes don’t need it. I can’t think of why that would be aside from maybe politics 😆

      Not true. All new residential dwellings per NFPA 13d over 900 square feet will require sprinklers.

    Homes with attached garages are big fire hazards, as are electric bikes and cars that are kept in them. We live in PA, but my daughter is an EMT/Firefighter for a county in Maryland. Going through two rounds of firefighter training has her thinking seriously about fire protection when she builds her own house someday. So glad that house was unoccupied! Good on you for thinking about this during your build and bringing awareness to fire safety!

      Thank you! Yes thank goodness there was no one in the house. From the research I've done, the majority of house fires are started in the kitchen, with the garage actually being a pretty small percentage. Does your daughter see a lot of battery fires?

      @@MasonDixonAcres With garage fires, yes, because more folks are buying the electric vehicles. With electric vehicles, such as Teslas and e-bikes, the lithium batteries can have issues that spark fires for no apparent reason. We've had a few around our area when e-bikes have caused fires in sheds or garages, not to mention some folks toss old rags in a bucket from soaking up chemicals or vehicles fluids, which can combust. She was taught in fire training about the possible dangers of attached garages for that reason, and mainly because it can spread to the main house within minutes. It's easier and less time-consuming for a firefighter to extinguish a diesel fire on a semi truck than a car with Lithium batteries. But you are spot on with the kitchen being the number one place fires start! Having a fire extinguisher or fire blanket near the kitchen can save your home! I love your sprinkler plan!

    Is it possible that unimpeded small air flow around the sprinkler head is a design requirement for reliable activation of the sprinklers? I worry for you that the air sealing boxes could delay or prevent the fire protection that you are looking for. If the manufacturer’s instructions do not address this, you might want to check with them before drywall goes up. If the boxes are OK, that’s great. Thanks for this informative episode and the terrific series.

      Appreciate it! The only thing called out in the tech manual is maintaining that 1/16" gap above the cover plate. Hot air needs to get up and around that to melt the cover plate solder, then once that drops off the sprinkler bulb is exposed to room air. I didn't specifically call Viking about the boxes, but the standard attic assembly piles insulation directly on top of the heads, restricting most airflow anyway. The box design gives them more breathing room (keeps insulation away) and in combination with the Majrex we're putting on, makes sure no air can ultimately get up and into the attic. I think the biggest thing is just making sure there's an opening into the sprinkler, but more airflow than that is just a hole in the ceiling 😄

    As an HVAC professional, it’s important to understand that when installing teflon tape it is wrapped around the threads in the same direction as when installing the fitting. Installing the tape the other way will actually remove the tape when installing the fitting and will likely cause a leak. Personally, I’ve never had a leak from teflon only prepared fitting with the exception of fittings physically breaking due to over tightening. The teflon is an excellent lubricant and over torquing is extremely easy. In most situations making a fitting hand tight as possible then additional single 360 degree turn is sufficient. For the higher quality/thicker teflon such as yellow colored tape only 3 wraps are necessary I never use white. Always read the label to see if the tape you are using is listed as compatible with the product in the pipe. Rich out. 🫡

    Loving your channel. Really interested to see in a couple years how your sealant-free system is faring :) my old house is basically made of wood, sealant and paint and LORD I am tired of battling wood rot & the constant wood re-finishing.

    Good Job. well done, exept..... You use Gas for heating and Freon for cooling that is so 1800. To pity great oppertunity you mist it !

      Thanks! The only input to our heat pump for both heating and cooling is electricity. The radiant floor uses the same propane boiler as the domestic hot water - a heat pump for this application would not work well in our climate

    What about using Zip's Flash Tape vs siga fentrum? It has adhered to concrete pretty well in my experience.

      Love SIGA products (using Majrex, Rissan, and Fentrim IS20 on the interior) but it's harder to detail well around the corners and sheathing overhang with tape versus a fluid applied product.

    I was told the liquid is very important that they get it as well. Just mix in a little dry feed when feeding to absorb it.

    I have tendonitis from all my computer work so a bought an affordable Ryobi battery operated caulk gun. It has a little lag, but great tor doing long runs and you can adjust the rate. I got mine for about $60, a lot cheaper than a Milwaukee. Already had the batteries.
